/// Fire Door Installation
Doors we fit
We supply and install fire doors for:
- Flat entrance doors (usually FD30S, with smoke seals)
- Communal doors on stairs, lobbies and corridors
- Riser, service and meter cupboard doors
- Plant room, bin store and storage doors
- Offices, shops, hotels and commercial buildings
- Houses, where building control requires fire doors
Why installation matters
A fire door is tested as a complete assembly: leaf, frame, intumescent seals, hinges, closer, latch and glazing. Fit it with the wrong hinges, cut it down too far or leave the frame gap unsealed, and it won't perform as tested, however good the door. BS 8214 sets out how timber fire door assemblies should be installed, and the manufacturer's certification sets the details for each door.
How a job runs
- Survey: we measure each opening and check what rating the fire risk assessment or fire strategy calls for
- Specification: a certified door, frame and ironmongery to suit the opening and the building
- Installation: fitted to the certification, with the gap between frame and wall sealed using a tested product
- Handover: photos and details of each door fitted, for your fire safety records
The rules that apply
BS 8214:2016
The British Standard code of practice for timber-based fire door assemblies, covering how they are specified, installed and maintained. A fire door only performs if the whole assembly matches its tested design: frame fixing, gaps, intumescent seals, hinges, closer and latch.
Approved Document B
The government guidance on meeting the fire safety requirements of the Building Regulations. Requirement B3 covers internal fire spread: dividing buildings into compartments and making sure that openings where pipes, cables and ducts pass through compartment walls and floors are fire-stopped.
Regulatory Reform (Fire Safety) Order 2005
The Fire Safety Order puts a legal duty on the responsible person for non-domestic premises, including the common parts of blocks of flats, to carry out a fire risk assessment and act on it. The Fire Safety Act 2021 confirmed that in buildings with two or more flats this covers the structure, external walls and flat entrance doors. In London the Order is enforced by the London Fire Brigade.
This is a summary, not legal advice. Your fire risk assessment sets out what your building needs.
