What is fire compartmentation?

Compartmentation divides a building into fire-resisting sections, typically each flat, stair, corridor and riser, with fire-rated walls, floors and doors. If it's intact, a fire stays in the compartment where it starts for long enough for people to escape and for the fire service to deal with it. If it isn't, smoke and flames travel through hidden gaps into escape routes and other flats.

Meter cupboards are a common weak point. They often sit on the escape route, under stairs or in entrance halls, full of cables and pipes that pass through into other parts of the building.

What we do

  • Survey: check the cupboard, its penetrations and its doors against the fire risk assessment
  • Seal: fire stop every pipe and cable penetration with a tested product
  • Box in: enclose exposed services in fire-rated boarding
  • Access: fit fire-rated access panels where meters and valves must stay reachable
  • Doors: fit certified fire doors to the cupboard, with signage

The rules that apply

  • Approved Document B

The government guidance on meeting the fire safety requirements of the Building Regulations. Requirement B3 covers internal fire spread: dividing buildings into compartments and making sure that openings where pipes, cables and ducts pass through compartment walls and floors are fire-stopped.

  • Regulatory Reform (Fire Safety) Order 2005

The Fire Safety Order puts a legal duty on the responsible person for non-domestic premises, including the common parts of blocks of flats, to carry out a fire risk assessment and act on it. The Fire Safety Act 2021 confirmed that in buildings with two or more flats this covers the structure, external walls and flat entrance doors. In London the Order is enforced by the London Fire Brigade.

  • Building Safety Act 2022

Introduced a stricter regime for higher-risk buildings: at least 18 metres or seven storeys tall with at least two residential units. These must be registered, and the accountable persons must assess and manage building safety risks, including the spread of fire. Compartmentation, fire stopping and fire doors are central to that.

This is a summary, not legal advice. Your fire risk assessment sets out what your building needs.

/// FAQ

Compartmentation FAQs

Why are meter cupboards a fire risk?

They hold electrical equipment and are often on the escape route. If the cupboard isn't fire-resisting and its penetrations aren't sealed, a fire there can spread smoke into the stairs or through service holes into other parts of the building.

Will the meter readers still have access?

Yes. We fit fire-rated doors or access panels so meters, isolators and valves can still be reached, without breaking the compartment.

Can you do awkward-shaped cupboards?

Yes. Under-stair and irregular cupboards are common, and we build the boxing in and doors to fit.

Do I need a fire risk assessment first?

Ideally, yes. The fire risk assessment and its action plan tell us what the cupboard needs to achieve. If you don't have one yet, we can still survey the cupboard and tell you what we find.
